Toronto remains Canada’s most active pre-construction condo market, but “Toronto” isn’t one market — it’s a collection of very different neighbourhoods, each with its own character, transit access and buyer profile. Here’s a guide to where new condo supply is concentrated.

King West

King West is one of Toronto’s most established condo corridors, known for its nightlife, restaurants and proximity to the Financial District and Entertainment District. It’s also home to genuine loft-conversion buildings in former warehouse spaces, alongside newer highrise towers. Well suited to young professionals who want walkability and a short commute downtown.

Liberty Village

Just west of King West, Liberty Village is a former industrial district that’s been rebuilt into a dense, walkable condo neighbourhood with its own retail strip. It draws a similar tech and creative-industry demographic to King West, at a somewhat lower price point, with the 504 King streetcar and Exhibition GO providing transit access.

CityPlace

CityPlace sits between the downtown core and the waterfront, one of the densest concentrations of newer highrise towers in the city, with direct access to the Rogers Centre, CN Tower and the PATH network. It suits buyers who want to be as close to the downtown core as possible.

Yonge & Eglinton

The Yonge & Eglinton corridor (sometimes called “Midtown”) has seen significant highrise development, driven in large part by the Crosstown LRT and its connection to the Line 1 subway. It offers a more residential, less nightlife-driven alternative to King West and CityPlace, with strong transit access in multiple directions.

Scarborough City Centre

Further east, Scarborough City Centre is an emerging highrise node, with new development driven by the Scarborough Subway Extension currently under construction. Pricing here tends to be more accessible than the downtown core, appealing to buyers who want a lower entry point while still capturing future transit upside.
