A broader group of registered agents, often 50–200 brokerages. Invited to VIP events after platinum selection has occurred. Still better than the public — but the cream has already been taken.
Invited purchasers from the builder's own list — past buyers, referrals, people who registered on the builder's website. Access after platinum and VIP events.
Open to everyone. For popular projects, remaining inventory is often the less desirable floors, layouts, and exposures. Introductory pricing is typically gone — public pricing is 5–15% higher than platinum.
Real Example: A 2023 Mississauga condo launched at $589,000 platinum pricing. The same floor plan sold at $629,000 at public launch 72 hours later. The platinum buyer also received a free parking spot (valued at $65,000). Total platinum advantage: $105,000 on a single transaction — at no additional cost to the buyer.
