The Pre-Construction Access Hierarchy

When a builder launches a new pre-construction project, they don't release it to everyone at once. They release it in tiers โ€” and the order of access determines who gets the best units, the best pricing, and the best incentives. Understanding this hierarchy is essential for any pre-construction buyer.

FIRST

Builder invites only their top-volume broker partners โ€” those who sell the most units annually. Typically 10โ€“20 brokerage firms across Ontario. These brokers bring their clients to private events held 48โ€“72 hours before any public activity. Best floors, best layouts, introductory pricing, exclusive incentives.

Tier 2 โ€” VIP Broker Access

SECOND

A broader group of registered agents, often 50โ€“200 brokerages. Invited to VIP events after platinum selection has occurred. Still better than the public โ€” but the cream has already been taken.

Tier 3 โ€” Priority / Preferred Access

THIRD

Invited purchasers from the builder's own list โ€” past buyers, referrals, people who registered on the builder's website. Access after platinum and VIP events.

Tier 4 โ€” Public Launch

LAST

Open to everyone. For popular projects, remaining inventory is often the less desirable floors, layouts, and exposures. Introductory pricing is typically gone โ€” public pricing is 5โ€“15% higher than platinum.

What Platinum Access Actually Gets You

Real Example: A 2023 Mississauga condo launched at $589,000 platinum pricing. The same floor plan sold at $629,000 at public launch 72 hours later. The platinum buyer also received a free parking spot (valued at $65,000). Total platinum advantage: $105,000 on a single transaction โ€” at no additional cost to the buyer.
