Private Presentations, Not Public Events. For $1.5M+ product, builders do not hold open houses or public launch events. They arrange private presentations โ in-person, at the sales centre or presentation suite โ for qualified, invited buyers. These presentations are scheduled through your broker and include private time with the builder's sales team, access to physical material samples, and often visits to the actual suite or penthouse before signing.
Negotiation is Real. In the luxury segment, pricing is more flexible than in the standard market. Builders of prestige product are more willing to discuss incentives, upgrades, parking arrangements, and deposit structures individually. An experienced broker can secure meaningful additional value at this tier that simply isn't available in lower price points.
Finish Packages are Premium by Default. Standard finishes in a luxury pre-construction are what the upgrade packages look like in a standard project. Stone countertops, hardwood throughout, European appliances, spa bathrooms, and smart home technology are typically included โ with bespoke upgrade packages available on top.
