Pet rules in a condo are set by the condominium corporation, not the builder. The rules are contained in the condo's declaration and rules and regulations โ documents that are typically available to buyers before registration (sometimes called the "disclosure statement"). Here is what to look for:
Number of Pets
Most buildings permit 1โ2 pets per unit. Some restrict to one dog and one cat. A few buildings are truly pet-unlimited (common in townhomes). Check the specific limit in the rules document.
Weight and Breed Restrictions
Many buildings cap dog weight at 25 lbs or 50 lbs. Some restrict specific breeds (typically "aggressive" breed lists that vary by municipality). If you have a large dog โ a Lab, Golden, or German Shepherd โ a 25 lb weight limit makes the building functionally unusable for you. Confirm the exact limit before signing.
Common Area Rules
Most buildings require dogs to be on leash in all common areas and use a designated elevator. Some restrict dogs from amenity floors entirely (no dogs in the pool-deck corridor, no dogs in the party room level). Check whether these restrictions would actually affect your daily routine.
Pet Registration
Almost all buildings require pet registration with the property management company. This is administrative, not restrictive โ but it does mean your pet's existence is on record and rules violations can be enforced against you.
Ask Your Lawyer
The pet rules are in the condo declaration, not the APS. Ask your lawyer to pull the disclosure statement and identify the pet clause specifically during your 10-day cooling-off period review. This is a 2-minute search but will prevent years of frustration.
